does anyone here live in the cotswolds and/or know how much it costs to get a roof re-tiled? i know there are stringent regulations on the stone/size/pattern etc.. but bottom line - how much is it gonna cost?

I completed a Dry Stone Walling Association course at the Royal Agricultural College back in the spring this year and we were told that roofing using Cotswold stone can cost up to £1000-00 per metre squared (if no tiles can be re-used).

 

So, essentially, it costs alot of money as you have to replace like with like and each tile has to be hand crafted.

yeah i worked that out for myself, but all the council houses have had it done, so it can't be that much? just want to know how much "a lot" is?

depends what tiles can be used mate, post a photo of your roof,and some of your neighbours roofs and ill tell you what tiles youll be able to use,all depends on colour,and weight for roof structure:)

basically half of the roof shown, you can see a bit of the neighbours roof that is done already.

not at the moment - just wanna know how much it will cost down the line.

 

i would assume it was worth scraping the moss off of it? or is that when the problems start?

I'm not sure you could try askthebuilder.com but there's so many owners round here obsessed with re-tiling, to make it look nice, seems to me to be the latest fad!

If it aint broke don't fix it, that's my motto, and don't trust any surveyor!, they told my ex to change the bath!:eek:

I thought it was just structural and for health and safety.....ok it had some copper staining where the tap dripped!

Trouble with roofs (rooves or is that just pronunciation?) is now it's illegal to go up there without scaffolding...(or so i heard) so you can't do it yourself:mad: there's plenty of dodgy workmen know you'll never go and look. But in summer at 4 in the morning who'll find out and report you, and if you work from the back of the house and over the top on roof ladders!

it was more so i could use the cost of re-tiling as a haggling point over the price of the house ;) i will ring the council on monday, i would assume that if it is that tightly regulated they have a list of certified companies?

Ahhh I see, but £1000 per square metre that's MAD money, Imagine how much you could buy the tiles for from a builders merchants, or on ebay and like you say i bet they've been up there nearly 100 yrs, 90% of 'em will be fine, i mean the rock itself has been around for millions!

the tiles only rest on the roof held on with copper hangers, I'm sure (if you could get up there) you could do just as good a job as a roofer, just take twice as long!

is the roof actually leaking,or has it just been pulled on the survey.

either way ,yeah you could use it to knock the price down a bit.

 

as for the tiles ,in 14 years of roofing cant say ive ever come across them before lol. couple of options really, you could strip the roof , felt and batten then relay the existing tiles,find a local reclamation yard in your area and get a close match to the tiles to make up for any breakages.the other option wait till your neighbour goes out stick a ladder up and lift one of his tiles up,pn the back you might find a name or number which will identify that make of tile, once youve got the tiles sourced,re roof with new and sell your old ones to reclamation yard,looks like they could be worth a fortune. hand made clay tiles down this neck of the woods go for about £300 per thousand,when you think on a normal semi theres a few thousand on the roof woks out to a tidy sum.

most roofers will forget to tell you that bit...lol
